As the wild fires spread from the hills of Tujunga across La Crescenta and La Canada mountain ranges to Altadena nerves are on end. The air is thick with smoke and eyes are watering yet the mood is very positive even with evacuations taking place. I want to share this picture though I must say it doesn’t quite show the gravity of what we are feeling and seeing but none the less it is well…

I am writing this as I watch the news on the fire just up the hill from our house. I know that many of you in the community are panicked right now but the most important thing to remember is keep your wits about you. We went through this a few years ago at our home in North County San Diego when we were evacuated remember get your animals, their food any medications they need. Get your medications, a few days worth of cloths any important papers and family photos. Everything else can be replaced if needed. Hopefully none of us will have to deal with that but in the event have your bag ready and animals with leashes on etc…

Improving the neighborhood one house at a time…
I would like to share my experience with improving the neighborhood up here in the Foothills, but first I must give a little narrative. I can not show you the interior pictures of the house as I don’t want to make anyone sick to their stomach. Yes even those of you who love disgusting horrible things I can tell you that the best horror scene you have ever seen didn’t hold a candle to this! Because of the “graphic” nature involved in the filth that was living here I will only show you the exterior and what is now and now is a wonderful home! Let me tell you a little bit about the new house, Jamie my husband built it along with his partner and good friend Dean. The front porch is one of my favorite things about this home, come and enjoy a shady afternoon while sitting under the ceiling fans over looking the park like front yard in this custom built 2009 cottage style home. Welcome your family and friends into this open well thought floor plan. With gleaming wood floors and crown moldings in the living room and formal dining room which open to the spacious open kitchen with travertine floors and granite countertops plus all new stainless steel Kenmore appliances. Master bedroom with walk in closet and sitting porch with lovely but small back yard, the master bath with its contrasting décor is sure to soothe any soul. The other 2 bedrooms are of good size with lots of natural light. This home also offers a full laundry room with tile flooring. A 2 car attached finished garage with insulated automatic door is accessible from the street behind a(street to street lot). All construction has been done in the past few months! Low E windows through out, 4ton AC, upgraded tank less h20 heater, 200 AMP service panel, new sewer connection. And so much MORE!

Thank you all who posted on my previous article. I know wanted to update you on the past few weeks of Buyers, Sellers, Lenders and Realtors. As most of you have figured out I am a Realtor who like most still in business are seeing a very different market and it requires much patience, diligence, tack and COMMUNICATION. I really want to stress communication. In reflecting the past few weeks I am seeing as I always have the need for open honest communication with all parties involved in a transaction. My motto has always been there is almost nothing that can not be worked out if all parties are on the same page and communicating.
Both of my listings that had fallen out of escrow have gone back in with agents that I personally know both are reputable agents but I must say that somewhere something has fallen by the wayside in communication either between the buyer and lender or buyer, lender and realtor then it finally comes to me. I don’t know if anyone else out there is experiencing lenders that are stating “approved” when you are opening an escrow but then suddenly or as in one of my transactions not so suddenly they must change the entire loan process, switch buyers on or off a loan and wait for a new “approval”.
This brings something to the forefront for me… what exactly is “approved” anyway? The fortunate side of all of this is I have some really awesome sellers who are more than patient with this entire process, I am sure in their own right really wondering what the heck I am doing but I am keeping them informed as every few days things are changing with their buyers.
On the upside I am seeing appraisals come in at value, something that we all were a bit scared of when the guidelines came out last month. Well another day in a life of a local realtor…
